Selling your home is a major undertaking, one that should not be taken lightly. Along with the basic principles of selling your home, are a myriad of details - technically, legally and personally. What may seem like a simple thing can spell disaster when overlooked due to lack of experience. A home is a major investment and must be protected. The majority of home sales are handled under the umbrella of Realtors, who are trained in legal trading practices for residential Real Estate.

Sound easy ... it's not. As a licensed Realtor, I am bound to work under strict Agency agreements. I perform this job in a full-time capacity with plenty of overtime. Heresay would suggest that there may be nothing to selling your home, and that perhaps it's worth a try "on your own". It's believed that only a small percentage are successful in selling their home on their own, and even a smaller percentage would do it again.

As a Realtor, I am trained in the fine details of real estate contracts, and can understand and interpret the intent of each clause. I am trained to watch for red flags on prospective buyers, offers, closing details, and to ensure that the contract drawn is in fact legally binding. My training and experience allows me to manage details in an offer that could present problems, or signal trouble ahead. I'll ensure that you have been advised on market value, limitations of the offer, impact of deposit, late monies and how it applies to you, what to expect when the offer is in place (what's normal, what's not), and more "what could be" snags. I will ensure that while in negotiation you understand your position, and the ramifications of same. My goal, of course, is to give you the best possible chance of a sale, at the best possible price, with the best possible terms and conditions.

As well as specialized training, as a Realtor, I proudly have access to the most sophisticated system of exposing your home, the Multiple Listing Service. And, people know mls.ca. In fact, it's rated as the most popular real estate website in Canada. That right! And due to the creation of this technological genius, the huge database can provide to you statistical information that will guide you to real expected selling prices, as well as average number of days to sell. If you are as data focused as I am, this information can be brought into your home on a small laptop computer, to provide an educational opportunity you can't afford to miss. It's tough to argue with stats!

And last but definitely not least, it is crucial to understand what the buyer is thinking. It's no secret that buyers prefer to buy a home with a Realtor. Why wouldn't they? I organize showings for them, allow them to view homes without the owner present, provide information on actual current comparable sales, provide the opportunity to view many homes (not just one), prepare offers and organize and arrive for inspections, and more. Most buyers shop by comparison, and choose based on the best value for their needs. Some buyers simply will not pursue a home if it can not be sold by a Realtor, as they are not comfortable with their inexperience in the transaction.

When I've completed the listing, I'll take digital photos of your home to be placed on the website, respond to enquiries about your home in a timely way via phone or email, I'll email the listing information to our buying clients whose needs it may suit, I'll prepare a feature sheet, hold a Realtor inspection, utilize various advertising mediums, ... be there for you when you sign the papers, and ensure all parties involved are notified accordingly. You see, while you are busy with your life, the sale of your home is still in motion!
